 We all have different reasons why we chose to remodel, whether it be because you want an updated kitchen or bathroom, need to add more living space to accommodate your growing family or you saw something cool on TV that you simply must have. Your reasons are your own but using your home remodeling project as an investment may not be the best reason. 

  The cost to value ratio has been steadily declining, from it’s high in 2010 of 71% down to 63% today. This is largely due to Americans moving less frequently and an increased cost in labor and material. But if you want to protect your investment as much as possible, we have a few suggestions on the type project worth undertaking. 

   Manufactured stone veneer leads the way with an almost 100% return on investment.  A new garage door will get you a return of almost 95% while a mid-level kitchen will net you close to 80% return. Kitchen and bath are the most popular remodeling projects but we tend to attach our own preferences in terms of aesthetics. However this can actually hurt the resale value as we all have different tastes. That big expensive chef grade stove you always dreamed of may not be on a potential buyers wish list. The whirlpool tub you see yourself soaking in may be considered an inefficient use of space for someone looking for a more economical bathroom. 

  Other remodeling projects worth the money include new decking, a new front door and upgraded siding, which all offer approximately 75% return on investment.
